Savannah Lifestyle is a leasehold resort. In simple terms purchasers buy their house and the land that the house is built on is leased to them in perpetuity; this is governed by the Manufactured Homes Act Legislation.
If Savannah was freehold the purchaser would have to pay for the land as well, which would increase the price of the home substantially. Additionally the purchaser would be liable for stamp duty, conveyance fees, body corporate fees and annual council rates.
In a freehold resort the body corporate fee is a levy that is payable in order to have use of similar type of facilities that are being offered at Savannah and contributions are received from every lot owner of the body corporate. These are pooled to maintain the community and common areas. The size and frequency of the contributions required to properly run the body corporate are decided by all owners at the annual general meeting. These fees are often substantial and are open to review as the need arises.
The weekly site fee charged at Savannah Lifestyle Resorts is much less than a usual Body Corporate Levy and is pegged to the C.P.I. Additionally, being leasehold, purchasers save on upfront costs while landscaping of the resort's gardens, membership of the 5-star Clubhouse and its facilities, full digital security and rubbish removal are all included into this fee. And the great benefit is the rental assistance that is available for pensioners from Centrelink which reduces the weekly fee substantially.

Pensioners are eligible to receive rental assistance towards the Savannah weekly site fee. Recipients are advised to contact their department to confirm these figures. In some circumstances Veterans’ pension recipients (e.g. war widows) may not be eligible to receive rental assistance.
